This $567,000 civil design-build project supported the development of the 12-story, 170-suite upscale Residence Inn in Clayton, MO. Castle’s scope included site demolition, earthwork, sanitary sewer installation, 458 linear feet of storm sewer installation, fire water main installation, and 78 linear feet of domestic water main installation. Project team members imported and placed 7,200 cubic yards of soil, achieving subgrade elevations. Due to negative past civil scope experiences, Midas Construction opted to pursue a design-build approach, allowing it to work with a trusted site partner to manage civil risk, operate safely and efficiently on the jobsite, and achieve a superior speed to market period.
Throughout the project’s civil construction lifecycle, Castle encountered multiple challenges. Located at 8125 Forsyth Blvd—at the corner of a significant, high-traffic intersection—the 155,379-square-foot hotel’s jobsite presented tight working conditions. Constrained to an area of 0.5 acres, our project team executed an effective design-build delivery method, successfully planning and adapting for the inability to establish on-site staging and the absence of parking. Additionally, Castle’s work coincided with the COVID pandemic, testing the efficacy of our design-build capabilities.
Despite various limitations and unprecedented conditions, Castle’s project team successfully mitigated risks, enhanced constructability, streamlined the project’s schedule, and established cost certainty for the client.
